The seller accepted a full price offer from the first showing, on the first day of the MLS listing.  It doesn't get much better than that.

Good Vibes And Positive Energy


May My Heart Be Kind, My Mind Fierce And My Spirit Brave.

I am sure there is a difference between a wish and a prayer, I am just not too sure what the difference is, and also, I do not know exactly which is better. 
To compound my problem further, there are hopes.  
It seems to me that a hope lies somewhere in the void between a wish and a prayer. 
It's complicated.

I am not much of a sweet talker. I like things plain. I am a fan of the obvious. To me unpleasant truth is better than pretty innuendo. I don't have the ability to say the right thing at the right time. I wish I did. 

I am a "Just the facts Ma'am". sort of girl.

So here's the facts: I need prayers, and wishes and hopes and also some good vibrations and positive thoughts thrown in just for good measure for my Soul Sister who is facing a challenge that may require more than one person should realistically be required to handle by themselves. So if it is not too much trouble, could you take a moment to ask God, or, Jesus, or Allah, or Buddha or Oprah, or whomever you consider your higher power for a little love for my girl?

She is kind, and she is fierce, and she is brave, but even bad-ass warrior chicks can use a little extra something now and then.

Sliding Into Home

Another one for the books.  Our Plain Jane builder's home is now a fancy lady. And the best news is she is under contract before she ever went on the market. Over asking price.
We love it when that happens!

 First impressions are key when you are selling your home. You literally have about 2.5 seconds to knock their socks off. Here's an insider tip: We always dress the front door, and  add a cotton make-up remover pad scented with essential oil to our door decor.  Clients smelled lavender and lemon before they even stepped inside. 


Our goal on this home, and many in the Fort Worth area is to add character to a basic builder tract house. 
The love is in the details.


We want every room to look like someone (fabulous) just walked away for a moment.


Potential buyers need to see themselves living in the space.  We try to use decor that everyone can relate to.  This home lent itself to an urban farmhouse vibe.  We intentionally mixed a little coastal and a bit of traditional in other rooms while staying within our gray color story to make the home appealing to a wide audience. 


Based on the demographic of the neighborhood and the floor-plan of this house, it was reasonable to expect our target buyers would be young professionals with children. We made a point to stage child friendly spaces. Slip-covered sofas, a soft coffee table, area rugs that look like they can handle kids and dogs were part of the effort to make potential buyers imagine themselves living comfortably in what could be their new home.


Accentuate the positive.
Fireplaces are a bonus here in Texas. We may not use them much, but we want them.  Most of the time it's best to let them speak for themselves. Less is more. On a personal note;
Overly done mantels make me itch. 
As for the T.V.? I have accepted them as a fact of life. We always use one in every home and as a rule we don't try to hide them.



Sometimes I need to be reminded that we are working on a home for sale and not a show house.  Sales of reclining chairs and sofas totaled over 3.5 billion dollars last year.
True story.

Always an opportunity to add an unexpected pop, or use an element that would otherwise be too expensive in a larger space.  In this case the cementesque floor tile.

Does it happen in real life? Not at my house.  But part of our job is to suggest to potential buyers what it might be like to live in this home.  

 With every house we stage, we want to hit it hard, run as fast as we can and slide into home.
I hope our Sellers think we knocked this one out of the park.

Shelfie


In a lot of ways, you dress a house like you dress yourself.  You accentuate the positive and downplay the negative. The most expensive dress on the rack can look like a bowl of steaming hot hell if it doesn't fit right, or the color makes you look like a dead carp. The same goes for  houses, and rooms, and in this case fireplaces.



By itself  this fireplace is OK. And believe it or not, the shelves weren't cheap. But when they got together instead of enhancing each others assets, they enhanced all of the many things that are not appealing to the eye about each other. Color, scale, texture, shape? Messy. All of it. 
The end result?
 Dead Carp. 
Not exactly what we were aiming for.  Also not what our clients had in mind, I'm sure.  Did we panic? Maybe just a little. Did we cuss? Yes. Yes we did. A lot. But then it was time to get busy making another plan. One quick trip to Habitat For Humanity later we we're back in business.


Kitchen cabinets. Upper kitchen cabinets. Think of them as high heels. Think of them as high heels you found at Nordstrom's Semi -Annual Sale at 75% off.  
Oh Happy Day!


It's a balancing act. By raising the shelf 
you raise the eye, accenting the ceiling height and balancing the visual weight of the fireplace.
Translation: That's more like it! 


A little trim 
and some love from my trusty assistant Chris and she is looking pretty legit.


Finally a painted finish to make it all look cohesive.  The shelves were laminate, so we decided to paint the lower cabinet and leave the shelves as is. 


The cabinets got new stained tops and the shelves were anchored to the wall, then it was time to accessorize.  
AKA: The fun part.
